Luxury Real Estate Ponte Vedra Beach - THREE New Luxury Home Neighborhoods in Ponte Vedra Beach,FL 32082

LUXURY REAL ESTATE PONTE VEDRA BEACH UPDATE

 

In most markets the definition of a luxury home price is defined as 200% above the median sales price of the neighborhood.  Ponte Vedra Beach (32082) median sales price for July 2017 was $450,000 which is up 7.7% over July 2016.  Thus our luxury market is defined as being from $900,000 and up. 

The big news is the development called EvenTide. It is the former property of Jimbo Stockton and former wife, Kim Alexsis.  To find it, if you are driving along Ponte Vedra Blvd, the address is 1044. With 23 Luxury Homes expected to be built you can bet the pricing for a completed home will be over $1M to start. The lot prices are starting at $600,000 and lot sizes from a quarter acre to one acre. You can use the preferred builders of the developer or bring your own.

As of this writing there are 111 active property listings in 32082 available over $1M. (And 30 from $900,000 to $999,999). Three of the million dollar homes are listed in the MLS as new construction for 2017-2018, two located in Marsh Landing Country Club are being planned or just starting construction and another home listed is in the new community called The Oasis Club; also located just off the Blvd near the 1002 address. The Oasis Club features only 8 lots. The lots are sold separately with you being able to choose your own builder or use the preferred builder/architect.  Both communities will have private deeded beach access.

Another luxury location under construction is a DreamFinders Development called The Palms at Old Ponte Vedra. Located directly off Corona Rd. This will be a custom home community of 21 lots, 75 ft wide,  5 design styles, not gated but with a high white masonry wall outlining the neighborhood. The masonry wall is completed and the land is cleared.  Lot premiums start at $400K and finished home packages will start at $1,200,000. The developer is taking pre-construction applications now.

You will have the opportunity to work with the builder and the designers to create your most luxurious home. Click on the links above to see each community features and floor plans.

Unless someone has a hidden tract of land, I think this will really be the end of any future neighborhood development east of A1A with the exception of the continuouse tear-down re-build trend that has been prevalent since 2012.
