Booming Construction Trends in Ponte Vedra Beach Real Estate

Driving down the six and a half mile stretch of what is commonly known as Ponte Vedra Boulevard you get the idea that a building boom has arrived. This two lane road along the Atlantic Coast is home to the Five Diamond Resort, The Ponte Vedra Inn and Club and the Ponte Vedra Lodge and Club, the Cabana Club and Sawgrass Country Club’s Oceanfront Beach Club and many luxury homes both on the beach and across from the beach. 

Monday through Friday along the road you will see bulldozers, cranes, cement mixers, electricians, plumbers, carpenters, framers, landscapers, and more cars and trucks parked in front of the new luxury homes being built. It is a wonderful sight to see but can be a little tricky driving down the road. When the weekend comes, the bike riders are on the road and enjoying the new sights.

Since January, 2012, twenty six new home building permits were issued.  Of those, at least 14 are still under some stage of construction.  Eleven are oceanfront homes, eight of which are replacement homes, and three are new construction on vacant lots. The square footage of these new homes ranges from 3850 sq. ft. for a guest house/garage, to a whopping 17,097 sq. ft. oceanfront house. This information was from my research of the St. Johns County Building Permits. This does not include the homes that are undergoing some other form of renovation of which there are quite a few.  Also not included are the new demolition permits which have been issued for other homes being torn down for newer replacement homes. This summer, there are three more demolition permits that have been issued since June. 

The job unemployment rate in St. Johns County is low at 5.6%, amongst the lowest in Florida according to a press release 8/16/2013 from the Florida Department of Economic Opportunity.  St Johns County Schools are ranked among the top schools in the country and are number one in the state of Florida. The school district is the largest employer in the county, with 3,738 full-time employees.  And to top it off St. Johns County has the lowest tax rate in the Northeast Florida region

Now you know why people are investing in Ponte Vedra Beach, Florida.  Not only is it a beautiful place to live, work and play, but it has a style and class all to itself.
