Marsh Landing: Where You Can Keep Your Yacht In Your Back Yard in Ponte Vedra Beach, FL

While Marsh Landing is unique in many respects, it is singularly the most unique neighborhood in Ponte Vedra Beach for those that want to integrate their passion for boating into their day to day lifestyle.  The Harbour Island section of Marsh Landing is a boater’s paradise.  Marsh Landing has not one but two entrances directly to the Intracoastal Waterway (ICW) that have been dredged to 8’ depth, at mean low tide in 2013, allowing for easy access at all times.  Homeowners can select a home with floating docks located directly behind their homes or choose to keep their boating investment in the deep-water floating dock marina basin complete with power and dock boxes.  Marsh Landing is an active boating community and currently is home to vessels from jet skis to 80 foot motor yachts and all sizes and types of boats in between.  

Neighborhood convenience is one thing but boating convenience can sometimes be quite another matter.  Marsh Landing is THE most convenient location in the area!  Boaters can immediately enjoy the calm water, natural beauty and wildlife of the ICW immediately upon leaving the neighborhood.  Access to open blue water can be achieved to the north in the deep-water inlet at Mayport where the St. John’s River empties into the Atlantic Ocean; or to the south at St. Augustine, the nation’s oldest city.  Both ocean inlets are roughly an hour away from Marsh Landing via the naturally beautiful, recently dredged and well-marked intracoastal waterway.  Fuel and restaurants are nearby at Beach Marine or Palm Cove Marina which are only 5 miles to the north.  Day trips to Jacksonville, Fernandina Beach, Amelia Island and historic St. Augustine are common boating events for Marsh Landing boaters, most of whom participate in Marsh Landing’s Harbour Island Yacht Club events.  Evening sunset cruises are easy and a real must-do to truly enjoy the natural beauty of the Marsh Landing area.

Convenient servicing of your boating investment is a hallmark of the Marsh Landing community.  While fuel docks are a short 5 mile trip to the north, with some advanced planning, fuel trucks regularly come directly to the marina basin to fuel many of the larger vessels.  Most routine services such as cleaning, detailing, engine servicing and routine repairs are performed at your boat slip. 

Scott Remley, owner of Northstar Marine Group, says that most of the boat and yacht owners of Marsh Landing welcome the convenience of the mobile at-home servicing of their vessels. 

“We currently provide services to about 50% of the boat owners in Marsh Landing. Services include the occasional repair or detailing of the boat to comprehensive programs of care that result in a simple, turn-key boating experience for the owners.” 

Scott went on to say that his firm is ‘on-call’ to Marsh Landing boat owners 24 hours a day, seven days a week.  Some of the more unique services his firm provides include periodic bottom cleaning/diving of the boats, delivery of boats to different locations for the owners with licensed captains, training boat owners on proper use and care of their vessels, interior cabin cleaning, engine room detailing and re-rigging boats for the type of boating the owner actually encounters.  When boats need to be hauled out of the water for service that cannot be performed at the slip (bottom painting, thru-hull servicing, etc.) lift locations abound depending on the size of the boat within minutes of Marsh Landing.

A very limited number of boat slips are currently available for sale to owners of property in Marsh Landing accomodating boats ranging from 40 feet to 80 feet in length.

At this time there are only five Harbour Island homes currently for sale. The prices for these homes range from $1,749,000 (5523 sq. ft. 4 bedrooms/6 baths)  to $3,200,000 (6669 sq. ft. 5 bedrooms/7 baths).  A total of 26 homes are on the market in Marsh Landing today with the least expensive home listed at $469,000 for 2347 sq ft 3 bedroom/3 bath pool home. 

In 2013, 59 homes were sold in Marsh Landing with an average list price of $970,199;  average days on market were 142 with the average square foot sold equal to 4,446. The average last list price to sales price ratio was 95%.
