Hidden behind the secure gates of The Plantation at Ponte Vedra Beach is a neighborhood that embodies what many people who are seeking a luxury real estate environment in Florida are looking for. When I last visited The Plantation Beach House, there sat Jack in a lounge chair by the pool. He was facing the ocean quietly reading his Wall Street Journal. I couldn't resist asking him what was "best" about living in The Plantation. Jack said "It's all mine, this is my place, and I own it". Can you picture him sitting in the chair with the umbrella closest to the beach entrance?
"The Plantation is a total of 650 acres with 133 acres of golf course, 4 acres of oceanfront and 13 acres to be developed.There are a maximum of 579 parcels. Currently, 521 homes are occupied. The remaining are member owned lots, preferred builder or successor developer lots or lots to be developed. Low maintenance Garden Homes (lawn & shrub care is included) or Estate Homes ranging in various square footage and floor plans are available. . The community’s appearance is exceptional. It is neatly manicured with pristine lakes. The homes have tile roofs and cars are parked in garages overnight. The Plantation at Ponte Vedra Beach is indeed a very unique community. So, what does it cost to live there? Home prices range from $350,000 to $2,500,000. Homeownership requires an investment of $40,000 at the time of purchase for equity in all of the club facilities. When selling, $20,000 is returned to the seller within 15 days of receipt of closing documents. A new buyer pays an additional $50 processing fee and the first month homeowner association dues are prorated. Those monthly dues are currently set at $1,010 for non-Garden homes. A Garden homeowner pays an additional $225/month for yard/lawn maintenance for a total of $1,235 per month. The Plantation is the only membership in Ponte Vedra Beach that is both all inclusive – offering beach, tennis, fitness and golf and fine dining and is exclusive to members only. Guests are allowed with members and there are golf cart fees but no greens fees or gratuities. Some owners choose to have their own golf carts. There is an annual trail fee for $1,350 plus tax to use a private EZ-GO or Club Car cart on the golf course. For the avid golfer this community is a dream come true.
As of this date there are 24 homes for sale. The most expensive price tag for a luxury resale home is currently listed at $1,899,000 with over 5700 square feet of living space. If you are planning to build, there are 7 single family lots for sale priced from $139,000 to $379,000 on the Multiple List System. Additionally, the developer has a special lot purchase program worth exploring.
Northeast Florida, and Ponte Vedra Beach specifically, is experiencing an inventory shortage. There is anticipation that inventory will improve by Spring 2014. New construction homes by Arthur Rutenberg Homes, House and Home, Inc., Dennis Homes, and CBV Homes will add to the inventory in The Plantation. The good news is you may still choose a vacant lot with a preserve view or a golf course view, and choose your own builder for your custom Plantation home.
Last year in 2013, a total of 49 homes were sold and the highest sales price was $1,950,000 and 11,992 square feet. This compares to a slightly lower number in 2012 with 45 homes sold and the highest sale closed at $1,600,000.
