Looking at the market year over year, the same time frame from January 1, 2013 to August 1, 2013 compared to January 1, 2014 to August 1, 2014, there is a rising trend in pricing. Currently there are a total of 1087 single family homes on the market in Ponte Vedra Beach with 112 of them under contingency contract and another 211 pending closing. That leaves a total of 975 available listings. For Condominiums there are 125 for sale with 13 under contingency contracts and another 27 pending closing. That leaves 112 condos available to purchase.
The current single family home median price sold for the area is $392.552 YTD ending 8/1/2014. The Average sales price is $509,288. The average last list to sale price ratio is at 98%. The average square foot is 2,799 for a home and the sold price per square foot is averaging $172.55. Average Days on market are 78.
Comparing that to last year at the same time, the median price sold was $355,237. YTD ending 8/1/2013. The Average sales price was $466,211. The average last list to sale price ratio was 97%. The average square foot sold was 2,672. The average sold price per square foot was $165. Average Days on market were 93.
So the prices have risen approximately 9.5% since last year at the same time. The highest priced home sold for $4,320,000 in 2013 during this time frame and similarly the highest price home sold so far in 2014 is $4,360,000 as of 8/1/2014.
The story for condominiums is similar. The current condominium medium price sold is $158,950 and the average price is $234,628. The average list to sale price ratio is 96% and the Average Sold price per square foot is $158.57. Average condo square foot sold YTD is 1379 and the Average Days on Market are 92. Compared to 1/1/2013 to 8/1/2013, condominiums medium price sold was $155,126. Average last list to sale price ratio was 95%. The average condo square foot sold in 2013 was 1457. The average sold price per square foot was $152.48. Average Days on Market were 112. The highest priced condo sold in 2014 during this time frame is $1,270,000 and the highest condo sold in the same time frame in 2013 was $1,300,000. A total of 153 condos were sold in 2013 in these 8 months and currently only 130 condos have been sold in the same time frame in 2014.
