Yes,  I keep a SECRET LIST of un-listed homes.  Why?  Because sometimes people are not yet ready to sell but are planning to, or their home was on the market and they are giving it a rest, or they may be trying to sell their home on their own and I can bring to them a ready and able qualified buyer.

FACT:  58% of new build homes are presented to the buyers through an agent representing them to the builders in Nocatee.  That fact was shared by the developer from The PARC Group to a recent meeting of Certified Nocatee Agents which I attended.  FACT: Builders work with REALTORs hand in hand to sell their new construction and without REALTORs fewer homes would be sold.  FACT: Builders put in their margins the potential of paying a REALTOR commission and actively give incentives to REALTORs to bring buyers. FACT: Services from a REALTOR are FREE until they get paid at the closing table. It has been twelve years since Nocatee first broke ground. FACT Nocatee sales for 2017 were 6,000 new homes.  FACT there are 20,000 residents in Nocatee living there with an average sale of 25 homes per week85%. (same source).  85% of Nocatee is in St. Johns County and the rest is Duval County.

What does that tell you?  Demand for new construction is high in NE Florida.  Which is why there are many new communities cropping up, not just Nocatee in St. Johns County.  Why the demand?  Some indicators are for the public school system.  Still ranked #1 in the state of Florida, St. Johns County boasts excellent results for its graduates.  Another indicator is Lifestyle.  With all of the amazing amenities being created from Splash Parks to Crystal Lagoons, its almost like being on vacation when you come home after work.  Not to forget the proximity of the beaches and the Florida sunshine, golf, water sports, nature trails and more. These communities are focused on creating a lifestyle not found anywhere else for all age groups to enjoy. 

Many new inventory homes are not placed on the Multiple List Service (MLS) so you would never see them on Zillow, Realtor.com, Trulia etc.  The list provided by the builders changes daily as inventory is sold however the home you are interested in may no longer be available as the site is not updated the minute an inventory home is sold.
